Yew Tree Cottage
Approached via a stone paved, gated drive there is ample parking to the front of the house and to the side.
The whole property has been refurbished and extended by the current owners and now shows a wonderful front with a porch over the front door.
Walking inside the house, there is an immediate view straight through to the former quarry beyond that now shows as a lake, the view makes it feel like the house, garden and lake are an extension of each other. The hallway has tiled floors, all of the beams are Oak, there is an intergrated sound system throughout. To your right are the Oak framed stairs, with the office next door leading on to the games room, which has an abundance of light with the large glass windows and views back towards the outdoor seating area.
Step down into the kitchen area, the timeless handmade kitchen complete with electric Aga runs to the left with a sleek counter top, modern cupboards and an island towards the centre of the room. This has been extended away from the house with an excellent use of Oak beams and full bi-fold doors on the left and centre of the room with the wooden style floor flowing from inside to outside making outside feel like an extension of the house. To the right, there is a snug seating area with an integrated drop-down projector making a lovely family room with near unrivalled views.
Leading off the hall and kitchen is the sitting room, with a Clearview log burner set into the fireplace with a wall mounted television above, views out to the garden and glass patio doors leading to another outside entertaining area beyond.
On the first floor, there is a small double bedroom on the right-hand side with a large cupboard. Next is the second bedroom, with its own large glass balcony overlooking the lake. The family bathroom is opposite, with a Chaddar and Co copper bath, wooden shower and smart fittings. Finally, the large dual aspect master bedroom with French patio doors leading out to its own balcony, again with the view overlooking the lake. There is also a walk-in wardrobe, which if a purchaser so wished, could be turned into a fourth bedroom and a smart en suite complete with a Victoria Albert bath.
The annexe has the double garage integrated into it, with a separate entrance further along leading straight into the modern, fully equipped kitchen. With stairs leading to the first floor to the sitting room, set within the eaves, with its own balcony again making use of the views over the lake. Next door is the bathroom and beyond is the large bedroom, with storage built into the eaves all around the room.
The garden is mostly laid to lawn and has been landscape designed to make use of the view and to hide the boundary as much as possible by removing the bund and situating the boundary fence down the hill, away from the view of the house. An old railway carriage has been converted as an entertaining area and there are three raised beds and further mature beds closer to the house.
There is a further side garden to the right of the house, with a handbuilt cabin complete with electrics, bar and seating area inside and a separate cloakroom to the rear.
There is a further field to the side of the house which is 0.92 acres (0.68ha). In all, the house and grounds are 2.59 acres (1.05ha).
