Balfours has launched to the market a stunning upland estate in mid-Wales for the first time in a century.
The Bellan Estate is found near Llanerfyl, with Welshpool & Newtown each just over 20 miles away and Shrewsbury 37 miles. The estate comprises of Bellan Hall, a unique grade II Listed 3 bedroom former hunting lodge, constructed in New England style & surrounded by its own 4 acres of grounds, enjoyed by Spotted Flycatchers, Owls & Red Kites. Within the grounds is Cleddan Cottage, another idyllic & secluded hideaway.
The bulk of the Estate is made up by 2 significant farms, namely Caestwbwrn Farm, extending 384.88 acres running from 730ft above sea level to 1,320 feet & Rhosgomorog Farm which totals 311.22 acres & on a marginally higher elevation. Both farms have stone farmhouses, Caestwbwrn with 4 bedrooms and Rhosgomorog with 2 bedrooms.
There are 2 additional cottages each with outbuildings amounting to charm & potential that cannot be underestimated. Head of sales at Balfours, Alistair Hilton, explains: “Currently the 2 farms and 2 cottages are subject to tenancies & together with a wind farm option agreement on the Estate, the whole attracts an income of more than £40,000 per annum.
“The Hall, Cleddan Cottage & more than 80 acres of woodland are all in-hand, as are the sporting rights, & while the current owners have not utilised the sporting potential, the Estate was originally constructed, & land planted as a sporting Estate. A significant freshwater hill lake has in the past been stocked with trout. Also included in the sale are fishing rights on part of the River Cleddan.
Alistair adds: “As an asset with significant untapped potential & lifestyle choices, The Bellan Estate, which extends to nearly 800 acres, is totally unique. It is within the most superlative mid-Wales countryside. Its’ guide price of £5,750,000 represents a very sound investment opportunity.” For more information call 01743 353511.
